1. Starting Off:
We can assist you in preparing your contract if you require.
Although additional fees are involved, it’s highly beneficial to have a legal expert looking over or preparing your contract.
This ensures that everything is in place from the start.
If you have requested our assistance in the preparation of your contract, we’ll be happy to assist with minor negotiations and arrangements for the contract to be signed up.
2. Before Settlement:
Generally, this is when property conveyancers are able to add the most value to the buying process.
We will be able to prepare all requested forms and documentation as well as ordering searches from organisations and councils.
We’ll take on the role of communicating with everyone involved; from lawyers to the team representing your buyer and your real estate agent.
You’ll be able to focus on the rest of the tasks that come with buying a home and won’t get bogged down with administration and potentially confusing processes.
We can communicate with your mortgagee to make arrangements for settlement and we’ll prepare and review settlement adjustments for rates and deal directly with SA water.

3. Settlement Day:
Whilst you will be finalising arrangements relating to packing up your property and making a big life change, we can attend the settlement on your behalf in order to exchange relevant documents and funds.

4. After Settlement:
We love that you’ll be free to celebrate the successful sale of your property, safe in the knowledge that we’ve got everything covered.
After settlement, we’ll prepare and send you a final letter of advice which will contain the details of the settlement.
We’ll let all the relevant parties and organisations know that you are no longer the owner of the property and we also aim to assist you with short term follow up of rates notices (these are often still sent to sellers before the ownership change is officially recorded)

You’ll need to check with your financier how much you can afford and we recommend that you have an independent valuation carried out to compare against the amount that the property is on the market for.

2. Before Settlement:
Once you’ve signed your contract, we can help assist you in a number of ways;
- Advising you about which forms you need to complete and return
- Preparing land title transfer forms
- Dealing with any queries from inspections or searches
- Setting up in preparation for the distribution of settlement funds to the seller

3. Settlement Day:

As long as you’ve completed a pre settlement inspection and alerted us to anything that you need us to deal with, we’ll attend the settlement on your behalf and all you need to do is simply wait for our call.
4. After Settlement:
It’s time to celebrate – you’ve bought your property.
We’ll have all the administration and paperwork under control and will prepare and send a final letter of advice which will have confirmation of the details of the settlement.
